Septic Inspections in West Hawaii
Buying or selling on the Kona side? We inspect the cesspool or septic system and give you a clear written picture before closing.
Septic Inspections
A wastewater inspection tells you the true condition of a cesspool or septic system before it becomes your problem, which is exactly why they matter when a Kona home changes hands. A lot of buyers here are from the mainland or another island, have never owned a cesspool, and are closing on a property they have seen twice. We inspect residential cesspools, septic tanks, and aerobic units across West Hawaii for buyers, sellers, agents, and owners who just want to know where they stand. We locate and open the system, pump it if needed to see the bottom, measure sludge and scum, check lids, baffles, risers, and any pump and alarm, run water to see how it handles a real load, and look at the leach field or pit for signs of failure. You get a plain-language written summary: what kind of system it is, what shape it is in, whether a cesspool is facing the conversion deadline, and what work it needs.
Why it matters most at a home sale on the Kona side
A cesspool that has sealed, or a leach field that has failed in the rock, is a five-figure job, and a buyer who skips the wastewater inspection can inherit exactly that. Cesspools add a second question: the state conversion deadline, which the next owner will have to meet. A seller with a recently inspected system has real proof to hand a buyer, and a buyer with a report has a number to negotiate with. Because almost every home outside the Kailua-Kona core is on its own system, this is one of the most important and most skipped parts of the deal here.
What a real inspection covers
A genuine inspection is more than lifting a lid. We identify the system type, locate and open it, measure sludge and scum, check the lid, collar, baffles, and risers, test any pump, aerator, float, and alarm, run water through the house to watch how the system handles a load, and walk the field or pit area for wet ground, odors, or surfacing. Then you get a plain-language report on the system type, age, and condition, any repairs it needs, and for a cesspool, what a conversion would involve. That is the information you need to close with confidence or walk away.
